Arapahoe Ridge
One of the original Erie subdivisions (most of the homes were built in the 1990s). This is a traditional suburban neighborhood with comfortably-sized lots, 3 and 4 bedroom homes, both two-story and ranch models. We love the mature trees and convenient location to highway 287 for commuters. Insider tip: you can walk to both Safeway and Starbucks. The neighborhood does have an HOA, and also a clubhouse and neighborhood pool. Boulder Valley RE-2 Schools.

Covenants Conditions and Restrictions
Blue Sky (at Vista Ridge)
This neighborhood is a condo community off of highway 7 within the Vista Ridge Community. Vista Ridge offers golf course living convenient to shopping, restaurants, and commuting. Some of the condos have mountain views, and all have access to a community pool and gym. Insider tip: we recommend walking to Injoy Restaurant for cocktails and dinner on the patio with a gorgeous sunset view – tell Susanne we sent you!

Candlelight Estates
A neighborhood of 30 executive homes on large lots (3/4-acre plus), most with striking mountain views. Some lots are still available for the construction of your custom dream home. Boulder Valley Schools.

Candlelight Ridge
This is a more traditional suburban neighborhood adjacent to Candlelight Estates mostly built by local builders including Sopris and RT Homes. Many of the homes back up to Open Space and have mountain views. Boulder Valley RE-2 Schools.

Canyon Creek
This is a classic suburban neighborhood built in the early 2000s that features pretty lots with lovely landscaping. Parts of this neighborhood are patio homes targeted towards older buyers that want lower maintenance living. Insider tip: there are lots of hidden neighborhood walking paths throughout the neighborhood, along with several “Little Free Libraries!” St. Vrain Valley RE-1J Schools.

Carmacar Ranchettes
This established acreage neighborhood offers a more rural feel with lots between 1-3 acres. Horses and small livestock are allowed! Many of the homes were built in the ’70s and ’80s, and some lots have parking for large vehicles. This is like a step back in time to another era of Erie’s history. Insider tip: This neighborhood has no HOA!

Collier’s Hill
This is one of Erie’s newest master-planned communities. Builders include Richmond American, Shea, Meritage, and Century. Insider tip: The Outlook is a community center just for residents, that has stunning unobstructed mountain views. St. Vrain RE-1J Schools.

Compass
New build master-planned community of ranch and two-story single family homes. Builders include Cal Atlantic and Lennar – they are still in the process of finishing the build. Compass features a neighborhood park and access to trails. Insider tip: The neighborhood is right next to the Boulder Valley Velodrome. Boulder Valley RE-2 Schools.

Cottonwood Vista
This is a neighborhood within the Canyon Creek subdivision built by Meritage Homes. Insider tip: Many of the homes back up to open space! St. Vrain Valley Schools.

Country Fields
This is an established neighborhood within the Canyon Creek subdivision that began construction in the mid-1990’s. The neighborhood features mature landscaping and Wilson Circle Tot Park. Insider tip: this is a quiet family neighborhood with beautiful trees.

Creekside
This community features condos, townhomes, and single-family homes with Meritage Homes as the main builder. The neighborhood has a community center and pool, and is in the St. Vrain RE-1J School District.

Erie Airpark
If you’ve ever dreamed of your own personal plane, hangar, and runway, Erie Airpark is where it’s at! Mostly executive custom homes for someone whose hobby is aviation and enjoys stunning mountain views. The lots range up to 3 acres. Insider tip: Though there is an HOA, it is fairly lenient. St. Vrain School District.

Erie Commons
This neighborhood straddles Erie Parkway with the newer part on the north side and the original on the south. Beautiful master-planned community with mostly single family homes and just a handful of townhomes. Mature landscaping, a neighborhood pool, and just a short easy walk to Historic Old Town Erie. The builders included Richmond American, Taylor Morrison, and Meritage (Note that the Meritage sections of the neighborhood do have fence height restrictions.). Insider tip: This is one of Safari’s favorite family neighborhoods. This is walkable to Erie Community Library, Erie Community Center (with indoor pool), the Erie Community Park Tennis Courts, and Erie Community Skate Park. There are also miles of trails from this neighborhood that follow along Coal Creek! St. Vrain Valley RE-1J Schools.

Erie Highlands
This is an Oakwood Homes specific neighborhood, with nearly 1000 single-family homes built south of Erie Parkway. The community has a clubhouse, pool, and park. Insider tip: This neighborhood was planned with fiber internet connections, so residents have access to some of the fastest residential internet speeds in the country!

Erie Village
Traditional with a twist. In our opinion, this is the most picturesque neighborhood in all of Erie in terms of architectural styles and vibrant color palettes. Custom and Executive homes with farmhouse, colonial, and Victorian styles. The builders here include Porchlight Homes and a handful of smaller local builders. We love Erie Village! Insider tip: take a drive and check out this unique neighborhood for yourself, located off County Line Road just north of Cheesman. St. Vrain RE-1J Schools.

Flatiron Meadows
This is a newer subdivision with homes still being constructed. The entire neighborhood features beautiful unobstructed views. This is a master-planned community, with Meadowlark School in the neighborhood, making your mornings stress-free. Builders here include Meritage and Lennar. Insider tip: Lennar homes in this neighborhood come with solar panels included! Boulder Valley RE-2 Schools.

Grandview
An earlier master-planned community to Erie, centrally located, with single-family homes and townhomes. This neighborhood is notable for having more affordable options and has 2 neighborhood parks. The main builder for this neighborhood was KB Homes. Insider tip: Grandview townhomes could be one of the most affordable options in Erie. St. Vrain Valley RE-1J Schools.

Historic Old Town Erie
We may be partial, but Historic Old Town Erie is a gem with vintage/nostalgic homes, and no two alike. Some were built as long as a century ago, but many were built in the 1940s, ’50s, and ’60s. Many of the homes have been remodeled and brought to their former glory. In some instances, lots and homes are being rebuilt with old town revival in mind. No HOA’s here! Insider tip: Our offices are located in Historic Old Town Erie for unbeatable access to breweries, a cidery, coffee shops, and restaurants. Kenosha Farm
This neighborhood was primarily built in the 1990s by Melody Homes. Mature landscaping in a classic suburban neighborhood. Insider tip: Kenosha Farm also has a gorgeous and affordable community garden! St. Vrain RE-1J Schools.

Lost Creek Farm
This is Erie’s newest subdivision with a Grand Opening in June 2019. This is a smaller neighborhood with 42 homes on larger lots (¼ to ½ acre). These are gorgeous new builds that you can truly make your own! Boulder Valley RE-2 Schools.

Meadow Sweet Farm
One of the earlier neighborhoods in Erie, Meadow Sweet Farm was built mostly in the late 1990’s. With larger lot sizes (many around ¼ acre) and mature landscaping, this neighborhood has great curb appeal. Insider tip: Meadow Sweet Farm is a short walk to Meadowlark Elementary School, Long’s Peak Park, and Thomas Reservoir, making this a great choice for families.

Northridge
Beautiful semi-custom neighborhood built on a ridge, the properties along the western edge have incredible mountain views. Established, and convenient to Historic Old Town Erie making visits to the farm-to-table restaurant 24 Carrot or Echo brewing quick and easy. Insider tip: There are less than 200 of these homes, and they are true gems that are hardly ever available. If you see one, call us!

Parkland Estates
Attention aviation hobbyists – another community in Erie that has it has its own runway! If flying your own plane isn’t enough fun, you can also bring your horses as it is also an established equestrian community. The neighborhood was established in 1978, and many of the builds were completed in the 1980s. Insider tip: the neighborhood has taxi easements to homes from the main runway!

Scotts Acres
This is true country living! There aren’t many, but all lots are between 4-35 acres with a more rural and agricultural feel. There are many older properties in the neighborhood, and all are custom homes. Insider tip: This is a Right to Farm Community, meaning it is part of the comprehensive plan of Weld County that recognizes the importance of active agriculture in the area. Get your chickens ready to roost!

Sunwest
This is an older neighborhood mostly built in the late 1990s. The neighborhood is very bikeable, with easy access to open space and trails, Historic Downtown Erie, Erie Community Center, and Erie Community Library. St. Vrain RE-1J Schools.

Vista Pointe
This neighborhood was mostly constructed in the mid-2000s and features larger lots and beautiful landscaping. The neighborhood has great access to trails and walking paths including Coal Creek Trail, as well as several neighborhood parks. Insider tip: Located just north of Erie Airpark, you may be able to watch small planes taking off and landing from your porch! St. Vrain Valley RE-1J Schools.

Vista Ridge
One of Erie’s original master-planned communities, built for golf course living. The neighborhood offers primarily single family homes, but also some townhomes. This is great for commuters as it is just off Highway 7 providing quick access to highways to Boulder or Denver. The neighborhood has a community center, pool, tennis and volleyball courts, and access to trails. Insider tip: Some homes have both mountain and golf course views, but even if your property doesn’t, you can grab a bite to eat at the Golf Club and catch the sunset over the mountains!
